Booking terms
What you pay, when, and what happens if you cancel
Everything that matters is written here, in full. If something isn't clear, ask before you book: a person answers, not a form.

The price
The total you see in the quote is what you pay us. Everything is already in it:
- The stay for the nights you chose
- Final cleaning, €45 per stay
- A 10% direct discount on the stay, because you're booking here and not through a portal
- From the third guest onwards, €15 per person per night. Children under 14 don't pay
- Pets, €10 a night each, where they're allowed
- Parking, €10 a night, only at Nido Alpino and Skyview and only if you book it
What you pay on site
Two items aren't in the total, and we say so beforehand, not on the day you leave:
- Folgarida — tourist tax: €1.50 per person per night, from age 14 upwards, for a maximum of 10 nights. It's collected by the municipality of Dimaro Folgarida, not by us.
- Bayahibe — electricity: paid on consumption at the end of the stay, based on how much you use. That's how it works for everyone in the Dominican Republic.
How you pay
We don't ask for everything up front.
- At booking: 20% of the total.
- Seven days before arrival: the remaining 80%, charged automatically to the same card.
- Three days before we write to remind you: the charge never comes as a surprise.
- If the total is under €300, or if there are fewer than seven days to arrival, it's all paid at once.
Your card number never passes through our servers: Stripe handles it. We keep only the card type, the last four digits and the expiry date — enough to take the balance you authorised when booking. If you want to change card before the balance is due, message us and we'll send a secure link.
If you cancel
The date that counts is your arrival date.
- More than 7 days before: we refund everything you've paid.
- Between 7 days and 48 hours before: we keep 50% of the total for the stay. If you've only paid the deposit and that's less, we won't ask for more.
- In the last 48 hours, or if you don't show up: there's no refund.
The balance is taken exactly when free cancellation ends: that way we never sit on money we'd have to give back.
If we're the ones who have to cancel — a serious breakdown, a problem with the apartment — we refund everything, and we try to find you somewhere equivalent.
Arrival and departure
- Check-in from 3pm. In Folgarida you let yourself in: the keys are in a key box, so you arrive whenever you like, even in the middle of the night
- In Bayahibe Carmelo welcomes you in person, and you agree the time with him
- Check-out by 10 or 11 am, depending on the apartment: it's on its page
- Different times can often be arranged: ask, don't assume the answer is no
- Book at least 3 days ahead, so the place can be prepared properly
House rules
- The number of guests is the one you declared: if it changes, tell us beforehand
- No smoking indoors. On balconies and terraces, yes
- No parties and no loud music after 10 pm: other people live in these buildings
- Pets are allowed where stated, declared at the time of booking
- Report any damage straight away. Everyone breaks something sooner or later; hiding it is another matter
Legal obligations
For the apartments in Italy we're required to report guests' details to the police headquarters through the Alloggiati Web portal, within 24 hours of arrival. On arrival we ask for an ID document for each guest: it isn't curiosity on our part, it's an obligation we can't skip. Each property's CIN code is shown on its own page.

Who you're contracting with
Your contract is with Select Group S.r.l., Via Municipio 11, 88040 Serrastretta (CZ), Italy, VAT and tax code 04071520797, trading under the name Lucia Vacanze.
For any complaint, write to [email protected]. As a consumer you have the right to turn to mediation bodies and to the European online dispute resolution platform.
Accommodation bookings for a specific date are not covered by the 14-day right of withdrawal that applies to distance purchases (art. 59 of the Italian Consumer Code). The cancellation policy written above therefore applies, and we tell you about it before you pay.
